What’s Included in a Modular Home? (And What’s Customizable)

If you’re thinking about building, one of the first questions is:

“What’s actually included?”

It’s a fair question — and an important one.

At Lake City Homes, each home is built indoors in a climate-controlled facility, inspected throughout construction, then delivered and professionally set on your property. From foundation to finishes, the goal is to provide a complete, code-built home — not a shell that requires endless add-ons.

Our homes are built at our manufacturing facility in Lake City, Pennsylvania, and delivered throughout select areas of the tri-state region, including parts of Pennsylvania, Ohio, and New York.

Here’s what that typically includes.

Built for Long-Term Performance

Every Lake City home is:

  • Built to national, state, and local building codes

  • Constructed indoors to protect materials from weather

  • Delivered to your property and professionally set by experienced crews

  • Permanently placed on a foundation system

This approach combines the efficiency of controlled indoor construction with the durability of a traditionally built home.

Standard Home Features

Your home includes quality construction and finished interior spaces — not bare bones materials.

That typically means:

  • Finished drywall and painted interior walls

  • Installed interior doors and trim

  • Kitchen and bathroom cabinetry

  • Countertop selections

  • Plumbing fixtures

  • Electrical service and lighting package

  • Heating system and water heater

  • Energy-efficient windows and insulated exterior doors

  • Durable siding and roofing

The goal is to deliver a home that feels complete when installed — not halfway finished.

Foundation Included

Lake City Homes include a precast foundation system designed for strength, insulation, and long-term performance.

Your home is permanently placed and built as real property, just like a traditional site-built home.

Move-In Ready

In most cases, once construction and inspections are completed, the home receives a certificate of occupancy from the local municipality.

At that point, the home is considered move-in ready, meaning the keys can be handed over and homeowners are able to move in that same day.

Where Customization Comes In

While core construction and essential features are included, homeowners still have flexibility.

Customization may include:

  • Floor plan adjustments

  • Exterior design options

  • Cabinet styles

  • Countertop upgrades

  • Flooring selections

  • Additional features like garages or porches

This allows you to prioritize upgrades where they matter most.

What Varies by Property

Every homesite is different.

Site-related items such as preparation work, utility connections, and local requirements are evaluated based on your specific property and municipality.

Your team will walk you through what applies to your build.

Why This Matters

Understanding what’s included — and where flexibility exists — helps you:

  • Plan your budget accurately

  • Avoid surprises

  • Make confident design decisions

If you’re considering building within our tri-state service area across parts of Pennsylvania, Ohio, and New York, our team is happy to review floor plans, specifications, and next steps with you.
